GRESB Real Estate Assessment is a benchmark system for global real estate companies established in 2009 evaluating the ESG considerations of real estate companies and funds that own and manage real estate. In the 2025 GRESB Real Estate Assessment, the REIT acquired “1 Star” and “Green Star” for three consecutive years.
It also acquired “A Level,” the highest rating in GRESB Public Disclosure.

* Green Star: The Green Star rating recognizes the entity as an excellent participant in both the Management Component (which evaluates policies and organizational structure for ESG promotion) and the Performance Component (which evaluates the environmental performance of owned properties and efforts with tenants) of the evaluation.

The ARES ESG Award are an awards program established by the the Association for Real Estate Securitization (ARES) in 2023 for purposes such as supporting SDGs promotion and ESG management by the J-REIT sector and ARES member companies.Tosei Reit Investment Corporation was received the Good Action Award (Environment Category) in the inaugural ARES ESG Award in 2023.

The initiative to improve the profitability of an aging property by carrying out large-scale repairs that pursue value in various aspects, including switching to water-saving faucets (environment), upgrading the building nameplate and replanting vegetation (design), and installing a delivery locker and toilets with hot water bidet functions (convenience/comfort), is a unique initiative that has broad utility while expanding environmental significance to the circular economy.
