Growth Strategy

Tosei Reit aims to achieve both external and internal growth based on the Asset Manager’s experience and insights.
Furthermore, Tosei Reit benefits primarily from four types of support by Tosei, the Sponsor, in its growth strategy: Sourcing Support, Warehousing Support, Construction Management Support, and Leasing Support.

External Growth Strategy

External growth utilizing sponsor support from Tosei

As a part of Tosei’s external growth support strategy, we seek to acquire properties through Tosei’s pipeline that provide support benefits in accordance with the following details.

External Growth Support Sourcing Support In cases where Tosei reasonably determines that an asset that it is considering for sale fits Tosei Reit’s criteria for investment, Tosei will, in principle, provide information regarding this sale with the Asset Manager given preference over third parties
Warehousing Support In cases where Tosei receives an inquiry from the Asset Manager with respect to temporarily acquiring a property that Tosei Reit is considering to acquire from a third party, Tosei will seriously consider such inquiry
Construction Management Support In cases where Tosei receives an inquiry from the Asset Manager with respect to Tosei temporarily acquiring a property, on behalf of Tosei Reit, that Tosei Reit is considering to acquire, Tosei will seriously consider such inquiry, carrying out work to refurbish and renovate the property as the owner, and to boost lease income by such means as renting out vacant space.

The Asset Manager’s Own Pipeline

The Asset Manager has built up its own pipeline through the management of private placement funds as well as its advisory and consulting services, all while leveraging Tosei’s core competencies.
Tosei Reit seeks to not only acquire properties through Tosei, but also through the Asset Manager’s own pipeline.

Internal Growth Strategy

Internal growth leveraging the asset management know-how cultivated from private placement fund management, etc.

The Asset Manager operates, maintains and manages properties in a cost-effective manner that matches the distinct characteristics of both the overall portfolio and individual assets, based on the asset management know-how it has cultivated through the management of private placement funds as well as advisory and consulting services.

Internal Growth for Property Management

Tosei Reit seeks to secure stable income and increase the value of assets by selecting property management companies that perform high-quality work and by appropriately overseeing such companies through constantly reviewing the framework for managing assets.

Internal Growth Utilizing Sponsor Support from Tosei

Tosei, the Asset Manager’s Sponsor, has gained expertise in adding tangible and intangible value to properties through its extensive track record in the Revitalization Business and Development Businesses, such as making facilities more functional, enhancing designs, and boosting lease income by such means as renting out vacant space. Benefits from support utilizing such expertise in these areas will contribute to our internal growth.

Internal Growth Support Construction Management Support In cases where any of the properties in Tosei Reit’s portfolio needs refurbishment and/or renovations, Tosei provides appropriate advice with respect thereto.
Leasing Support In cases where Asset Manager requests support for achieving stable occupancy rates over the medium- to long-term for a property that Tosei Reit either owns or is considering acquiring, Tosei refers tenants and/or intermediaries to the property, as well as provides mediation and management support.

Examples of renovations utilizing construction management support for assets acquired by Tosei Reit

  • Live Akabane

    Live Akabane
    Renovations were made primarily to the deteriorated entrance area and other common areas. To enhance the design, the entrance was transformed using brown accent walls and existing round columns. Some parts of the property were thought to be non-compliant with laws and regulations, so work was carried out to bring these areas into compliance.

  • Abitato Kamata

    Abitato Kamata
    Renovations were made primarily to the common areas and the entrance. In the entrance, green, wood and tile materials were introduced to wall designs, while a design motif comprising straight lines extending both vertically and horizontally was adopted to give a spacious impression.
